THE PURPOSE OF THE JOB/OBJECTIVES ·         To acquire new customers

·         Maintain existing customers

·         Rent collection

·         Sale of Plots and Properties

KEY TASKS AND RESPONSIBILITIES/DUTIES (DAILY DUTIES) 1) Customer Relation.

· Provides the interface between the Customer, Client and the Property manager.

·Constantly provides the Property manager with feedback information on the running of the property units.

2) Property Portfolio Growth

· Ensure the portfolio grows as projected through continuous clients’/customers acquisition and retention.

· Actively participate in effective market penetration.

· In collaboration with the property Manager, develop a market penetration strategy that clearly identifies target markets and offers new and innovative approaches to reaching customers, in line with the Company’s vision.

  • Set appropriate property sales targets and monitor progress.

3) Evaluate the Property and Determine an Accurate Rental Rate

  • Perform detailed documentation of the interior and exterior including photos.
  • Offer recommendation on repairs and cosmetic improvement that maximize monthly rent.
  • Gather data on rental rates in the area and work with the clients to determine the optimal rent rates.
  • Discuss with clients the pros and cons of different property policies to ensure maximum recruitment of customers.

 

4) Customer Service

·Develop strategies to maintain and continuously improve service to the customers.

·Ensure zero tolerance to customer complaints-both internal and external.

·Ensure that the set Turn Around Time is observed to the latter.

·Maintain high levels of confidentiality of customer’s information

5) Tenants Screening, Selection and Move In.

  • Perform a background check to verify identity, income, and credit history of the prospect.
  • Grade tenants according to predefined tenant criteria.
  • Inform tenants who were turned down and notify those who qualified.
  • Draw up leasing and tenancy agreements to the qualified prospects.
  • Review lease guidelines with tenants regarding things like rental payment terms and required property maintenance conditions.
  • Perform detailed move in inspection with tenants and have them sign the tenancy agreement and any other relevant report.

6) Rent collection.

  • Ensure all customers pay their rent dully on time as per the tenancy agreement.
  • Ensure to send rent invoices and acknowledge unit payments.
  • Strictly hunt down any late payments and take the relevant recovery measures where possible.
  • Collect receivable accounts and handle operating expenses.

6) Tenant Move Out

  • Inspect unit and fill out a report on the property’s condition when the customer issues the notice to move out.
  • Provide the tenant with a copy as well as estimated damages.
  • Return the balances of the security deposit to the tenant after running any relevant deductions as dictated in the policy.

QUALIFICATIONS AND EXPERIENCE.

 

· Bachelors degree in any Business field from a recognized university/CPA/Credit Certification

· Diploma or certificate course.

· At least 3 years practical working experience at entry/middle management level in property Management Company.

 

KNOWLEDGE AND SKILLS · Extensive lease analysis skills

· Report writing skills, Excellent skills in analysis of Financials, communication, interpersonal, organizational and negotiation skills

·Demonstrates leadership skills

· Working knowledge in IT skills (MSOffice)

· Fully understanding property management and its financial aspects

· Ability to multi-task, prioritize and meet deadlines in a fast-paced environment
